Beginning in the 1980s, the application of Exterior Insulation Finishing System (EIFS) to home exteriors became very popular. However, EIFS systems have proven to be very problematical for homeowners.

 

Despite manufacturers’ claims that EIFS is water resistant, many EIFS products and application systems have been shown to allow water to seep beneath the finished surface and get trapped.

In traditional facades such as stone or brick, a second layer protects the building’s framing. There are "weep" holes that allow water to drain or evaporate. But there is no other layer behind EIFS to protect the framing.

Once water enters the EIFS (often through an opening such as a window or door, or through a break in the surface), it becomes trapped between the EIFS and the frame. There is no way for the water to evaporate or drain out. This moisture can result in the wood frame rotting. If left unchecked, the structural integrity of the home may be compromised, resulting in serious damage.

If you have EIFS finishing on your home, you should consult with an expert to have your home inspected for possible water damage. If you are considering having an EIFS finish applied to your home, please be aware of the potential problems and damage that may result.
